Homes for sale in Academy School District 20

The real estate market in Academy District 20 continues to be very active with more properties coming on the market while more buyers look to buy. Active listings are up 8% from one year ago, new listings up 14%, pending properties up 5%, and solds are up 28%. The pending ratio is currently 56% which means that over half of the available properties are under contract. Average concessions are down slightly which again means we are seeing competing offers and sellers are not being asked to help with buyer closing costs on their loan. Sales/List price ratio of 98% and higher for each of the D20 neighborhoods tracked below with an overall sales/list price ratio of 99.8% for Academy District 20.

Homes priced under $350,000 in District 20 are getting several showings in the first week with many going under contract in a matter of hours, not days. The average days on market for all of D20 was down drastically to 35 days in April and months of inventory down to 1.7 months, which is the amount of time to sell all active properties at the same rate as April. Nice homes in the higher prices points are also selling quickly. Buyers have to be prepared to act fast when a home appears on the market in their price range, or they risk losing the home to other buyers.

As the economy starts to improve, the interest rate is expected to increase, which might have a slowing effect on the Colorado Springs real estate market. Sellers are encouraged to list their homes now and buyers are encouraged to have their financing in order to act quickly.
