The housing market for District 20 neighborhoods are going strong as we head into the busing buying and selling summer season. Listings in Academy District 20 are up 4% from March and down 28% from one year ago at 491 active listings. Pending sales increased 25% from March and 25% from one year ago. Sales are up only 4% from March, and up 19% from one year ago. The pending ratio is at a record high since we started tracking it at 44%. The pending ratio represents the supply and demand of the market, the higher the ratio, the greater the demand. A low ratio indicates more supply than demand. The high pending ratio for April is a reflection of our low inventory and early summer shoppers. Months of inventory remains 3.4 months, one year ago we were at 5.9 months. If you are considering selling your home, now is the time before the competition increases.
The average sales price to list price ratio was 98.4%.
Average sales price is $328,737 for and median sales price is $292,400.
