New listings slowed down significantly in May with a drop of 39% from April; Active listings for May are up another 7% over April and 32% from January and 19% from one year ago; Pending sales are up 17% from April but are still down 15% from one year ago; and sales are up 22% at 148 from April but down only 4% from one year ago, in the Academy School District 20 area for the month of May. The pending ratio is up significantly to 32.7% a significant increase due to the slow down of new listings and heavy buying season. The pending ratio represents the supply and demand of the market, the higher the ratio, the greater the demand. A low ratio indicates more supply than demand.
The average sales price to list price ratio remains strong at 98.3%, indicating that sellers are not having to negotiate much on their sales price.
Average sales price is up slightly to 2% from April to $314,202 and median sales price dropped $10,000 to $290,000.
Average days on market for Academy School District 20 was 79 with inventory at 5.0 months.
