Active listings for April jumped 11% over March and are now at 685, a 26% increase from one year ago; Pending sales are up 53% to 299 from March but are still down 6% from one year ago; and sales are up 11% at 116 from March but down 15% from one year ago, in the Academy School District 20 area for the month of April. The pending ratio is down to 18.8% a significant drop due to the increase in active listings. The pending ratio represents the supply and demand of the market, the higher the ratio, the greater the demand. A low ratio indicates more supply than demand.
The average sales price to list price ratio remains strong at 98.3%, indicating that sellers are not having to negotiate much on their sales price.
Average sales price is dropped 3% from March to $308,197 and median sales price remained the same at $300,000.
Average days on market for Academy School District 20 was 96 with inventory at 5.9 months.
