The housing market for District 20 neighborhoods are going strong as we head into the busing buying and selling summer season. Listings in Academy District 20 are up 9% from February and down 23% from one year ago at 470 active listings. Pending sales increased 27% from February and 53% from one year ago. Sales are up only 33% from February, and up 23% from one year ago. The pending ratio is still up at 39%. The pending ratio represents the supply and demand of the market, the higher the ratio, the greater the demand. A low ratio indicates more supply than demand. The high pending ratio for March is a reflection of our low inventory. Many sellers removed their homes from the market during the holiday season and still have not returned to the market. Months of inventory is down to 3.4 months, one year ago we were at 5.9 months. If you are considering selling your home, now is the time before the competition increases. I recently listed two homes that went under contract within the first week.
The average sales price to list price ratio was 98.1%.
Average sales price is $343,072 for and median sales price is $320,000.
Average days on market for Academy School District 20 was 111 with inventory at 3.4 months.
