There are currently 213 active listings, 113 pending sales, and 49 sales in the Briargate area of Academy School District 20 for the month of November. Briargate includes the popular District 20 neighborhoods of Pine Creek, Cordera, and Wolf Ranch. The pending ratio is 34.7%, the highest we have seen in a long time, which is an indication that supply is low and demand is high.  This is also reflected in the average sales price to list price ratio of 99.2%. This indicates that sellers are getting their asking price in Briargate.  With low inventory and high sale price to list price ratio, this is a strong market for sellers.

Average sales price was down again to $267,518 and the median sales price at $245,000. 

Average days on market is up to 109 days for Briargate with 4.34 months of inventory.
